The property is located 00 High Street, Carleton Place, Ontario. Carleton Place is a small town just outside the City of Ottawa. (please see attached map) Posted population is 11,500, however, Stats Canada has the market population at 55,000. The Highway 7 strip has all the big box stores. There are just over 2,000 open building permits in the town. Most of the development is towns and semis ranging from 550s to 650s and they are generally budget oriented. The main industry in Carleton Place is housing for the surrounding employment centres (15 minutes to Kanata HiTech, 10 minutes to JTF Military Base, 20 Minutes to National Defence HQ and 35 minutes to downtown Ottawa. Community activities such as hockey, soccer, baseball, pool, beach, etc. provide attraction to families. High Street is the “old” money street mainly populated with stately homes most of which reach the water or once reached the water. 00 High Street is a property severed from one such home some time ago. It is about 7 acres; 368 feet wide and 1300 feet road to water. The site is serviced by Municipal water and sewer. Hydro and Natural Gas are available to the site. Across the Mississippi River, which joins into Mississippi Lake, is the town boat ramp and waterfront park. This park moves through the high school grounds to the Canoe Club, town beach and kids splash pad, multiple baseball and soccer fields.


The property is currently zoned for 40 to 60 townhomes. Our project will consist of a cul-de-sac off of High Street, providing quiet elegance yet close to downtown (1.5km).
